Why Gary pays me every month

Gary is great at the actual work. Shows up on time, does it right, fair price.

His website was built in 2009 by his cousin after three beers.

So when somebody in his town Googles "roofer near me" at 9 at night with water coming through the ceiling, Gary doesn't exist. The guy who shows up first gets the job.

That's the gap I live in. I build a tiny website for that search, I get it ranking, and the calls come to me. Then I hand them to the best contractor in the area, and he pays me every month to keep them coming.

Here's the part that matters, though, and it's the part almost every rank and rent course gets backwards. I don't call the contractor first. I wait until the site's ranking and I've got a real job in hand. Then I call him and say, hey, I've got a guy who needs a roof, want it?

I call that the Lead-First Method. He's not buying a website from some stranger. He's buying a job that's already sitting there.

A website that pays rent

PreviewOne job pays him $5,000. Paying me $500 a month is a no-brainer.

Quick bit of math, because it's the whole reason this works.

Say you rank a site for roofing in a mid-size city. One roof is $8,000 to $15,000. If that site sends the contractor even one job a month, he's made thousands.

So paying you $500 to $1,000 a month is a no-brainer for him. It's why they don't cancel. The contractor I rented my first calls to has made multiple hundreds of thousands of dollars off them, and he's never once asked to stop.

For you it looks like this:

  • No trucks, no employees, no doing the work
  • About an hour or two a week across all my sites
  • 90%+ margins, because a tiny site costs next to nothing to run

One of my renters has paid me $77,118 so far. That's one contractor, paying every month, because the calls keep making him money.

The phone just didn't ring

PreviewTen years an electrician, and nobody could find me.

I was an electrician for ten years before any of this.

When I started my own electrical business I figured the work would speak for itself. It didn't. I was good at the job and the phone just didn't ring.

So I took a couple of courses and built one little website for each city around where I lived. Nothing fancy. They ranked.

Those sites still bring in about 60 calls a month. They got my business to around $30,000 a month with just me. One guy, no crew.

Then I moved to Thailand, and I obviously couldn't take electrical calls from there. So I rented them to a local contractor for $500 to $1,000 a month. Then I built more sites and rented those too.

That's when it clicked for me. I didn't need to do the work. I needed to own the calls.

Nearly 100% of my income for almost three years came from those ugly little websites. That's what I'm teaching you on Thursday.

An hour or two a week

PreviewEvery side hustle I tried needed more of my time. This one doesn't.

If you've tried dropshipping, AI content, or a couple of expensive software subscriptions, you know the pattern. You're the product. Stop showing up and the money stops.

This is different, and honestly it's kind of boring. That's the point.

Building a site takes an afternoon now. The generator in my toolkit builds a full site in a few minutes. Once it's ranking, it mostly just sits there and does its thing.

All my sites together take me about an hour or two a week. Checking leads are flowing, a bit of upkeep, that's it.

You also don't need to be in the trades. Most of my members aren't. You're not doing the job, you're sending it to someone who does it every day.

They built a site, sometimes a few. Then they opened a list of contractors and started dialing. Contractor hears "website guy," hangs up. After twenty of those calls most people decide they're bad at sales and quit.

You're not bad at sales. You were just calling with nothing to offer.

Think about it from the contractor's side. Every week somebody calls him trying to sell him SEO. Why would he pay a stranger for a website that isn't making him anything yet?

Now flip it. You call and say, I've got a homeowner in your area who needs a $9,000 job done this week, do you want it? That's not a sales call. That's a favour.

Get the phone ringing first. Then call. That one change is the whole Lead-First Method, and it's step three on Thursday.

The $150 job trap

Here's the mistake that costs people the most time, and it happens before they build anything.

They pick a niche because it's easy to rank. Gutter cleaning, handyman, junk removal. The site ranks, the calls come in, and then they find out every job is $150 and nobody will pay them $500 a month for that.

So my rule is simple. One job has to pay $5K or more. Roofing, foundation repair, concrete, pools, HVAC replacements, that kind of thing.

When one call is worth five grand to a contractor, $500 a month is nothing to him. When one call is worth $150, he's doing you a favour by picking up.

"Will a tiny site actually rank?"

In the right market, yeah. Most contractors' websites are bad. Like 2009-cousin-after-three-beers bad. You're not competing with Amazon, you're competing with Gary. I'll show you how to check a city in ten minutes so you know before you build.

"Will a contractor actually pay me?"

If you call him with nothing, probably not. If you call him with a real job in hand, most will. That's the whole reason I do it Lead-First.

"I'm not techie."

I was an electrician. The AI generator in my toolkit builds the whole site, logo included, in a few minutes. If you can fill in a form you can do this.

"How long until the first rent cheque?"

Honestly it depends on the market. Some members get a call in days, some take a few weeks to rank. I'd rather tell you that now than have you expect magic.
